GENERAL SALES INFORMATION
Please note that the following conditions are applicable in terms of this package:
- Central Developments will arrange finance for clients at the bank of your choice. (In cases where employers provide finance clients this condition will not be applicable)
- Clients must accept terms and conditions including interest rates given by bank of their choice, the best way to try and get a better interest rate at any bank is to approach the bank after the property has been completed (after registration). Please discuss with your Sparrow Gate representative for further information
- Van der Meer & Schoonbee attorneys are to be used for bond registration and transfer.
- No changes to plans can be negotiated.
- Agreements of sale will not be signed by seller before at least one third of the holding deposit has been paid.
- Cash purchasers must give bank details and contact person at bank where funds are kept so that Sparrow Gate representative can arrange bank guarantees to the value of the contract price within 21 days after signing the agreement.
- Optional extra items (where applicable) will be paid in cash or cheque before orders can be made.
FICA (Financial Information Centre Act)
The attorneys need to verify that clients are FICA compliant prior to registration. The following documents are required for this purpose (our policy is to get all these documents in place with bank submission to make the process as comfortable as possible for our clients):
- Copies of spouse ID documents (applicable to all married clients).
- Proof of income – client and spouse (where applicable)
- 3 months’ bank statements – client and spouse (where applicable)
- Marriage certificates or ANC contracts.
- Income tax reference numbers – client and spouse (where applicable)
- Proof of residential address – any account statement (except cell phone accounts) reflecting residential address not older than 2 months.
NB: Clients who wish to register their properties in a company/cc/trust need to supply the above for the company/cc/trust and all shareholders/members/trustees.
The following costs are not included in the package price:
- Levy contribution (payable from occupation date) – between R 600 and R 850
- Bond initiation & valuation fees (rates differ between various banks, added to bond)
- Occupational rent (0,7% of package price payable on handing over of the unit)
- Pre establishment levy (water, security charges, rates and taxes etc. after occupation prior to transfer)
- Optional extra items – where applicable
